Many people ask us about the costs involved in living in a manufactured home. We have prepared this to give you an idea of the various things which you may or not be familiar with. For example:

TAXES: The property taxes for a manufactured home are figured differently than those for a conventional home. You are assessed a fee for the house as if it were a motor vehicle—in other words, you pay an annual license fee and are given renewal stickers for your window. These cost between $75 and $95 per year. In addition to this small fee you are assessed a tangible tax on the additions to the basic structure of the home: the carport, screen room, storage shed, air conditioner etc. This is approximately $220 to $320 per year. So, your taxes can range from $245 to $415 per year.

GARBAGE: Your garbage collection fee for the county is approximately $164 per year. This is a tax assessment for all households in the county. It is charged whether you have garbage or not.

RESERVATIONS: You may reserve any lot in the park for $1,000. This reservation fee is valid for 6 months.

ORDERING YOUR HOME: A non-refundable $15,000 deposit is required prior to ordering your home. This deposit is applied to your balance at closing.

MOVE IN: You can be in your NEW HOME in 11 to 14 WEEKS after ordering.
